Condo air duct cleaning is a different job from a house

Condo air duct cleaning is not the same job as cleaning a detached house, and it should not be done or priced like one. There is no basement furnace feeding a big branching duct tree. Your suite runs on a fan coil unit tucked in a closet or above the ceiling, a few short supply runs feeding a handful of vents, and bathroom and kitchen exhausts that tie into shared building risers. In a house the dust hides in long metal ductwork. In a condo it collects in a few specific places, and those are the places we target. Your in-suite supply vents carry conditioned air from the fan coil into each room and the return picks it back up. Because the runs are short, the fine dust that packs into them over a few years sits close to the rooms you actually breathe in. The bathroom and kitchen exhaust vents pull moisture and cooking grease toward the shared risers, and when the grille and the first stretch of duct clog up, the fan stops moving air, mirrors fog, and odours start to linger between suites. Fan coil units

The fan coil unit is the heart of a condo suite, and it is the part most cleaners skip. Its coil and filter trap dust that then blows straight back into your rooms, and a clogged coil forces the unit to work harder and cost more to run. We clean the coil area, the filter housing and the short duct runs coming off it, so the unit moves clean air and does not strain. If your suite always feels dusty a day after you wipe down, the fan coil is usually where it is coming from.

In-suite dryer vents and booster fans

In-suite dryer vent cleaning is the other big one, and it is where high-rise living really differs from a house. Your dryer does not vent straight through an outside wall. The duct often runs a long horizontal or vertical path to a shared riser, sometimes through an in-line booster fan that helps push the lint that far. Most buildings need the service elevator booked ahead, a certificate of insurance on file with management, and a scheduled window so the concierge can let us up. We carry proper insurance and WSIB coverage and send the paperwork buildings ask for before the visit.
