Air Duct Sanitizing and Mold Treatment in Toronto and the GTA

Duct sanitizing with Benefect, a natural product, applied after a full mechanical cleaning, for homes across Toronto and the GTA

Included in our Luxury package from $499, family run since 1980

Ontario Wildfire Smoke
May Still Be Inside Your Home

Smoke particles may have entered and settled inside your HVAC system. Don’t keep recirculating accumulated dust, debris and smoke-related particles through your home. Replacing the air filter alone will not remove contaminants that may already be inside the ductwork.

Trusted by Homeowners Across the GTA

Professional Air Duct Sanitizing in Toronto and the GTA

Air duct sanitizing is a disinfecting treatment applied inside your ductwork after it has been mechanically cleaned, never instead of cleaning. At Comfort Clean it is included in our Luxury package ($499), where the cleaned supply and return ducts are sanitized with Benefect, a natural product. Sanitizing is part of the Luxury package only; it is not sold separately or added to other packages.

We are a family-run company and a CNADCA member, cleaning ducts across Toronto and the GTA since 1980, and we will tell you plainly when sanitizing is worth it. Lingering musty, smoke or pet odours, ducts that went through a water problem, and mould-like growth on hard duct surfaces once the moisture is fixed are the real reasons. Ordinary household dust is not.

What air duct sanitizing is, and what it is not

Sanitizing is a finishing step. Once the dust, hair and debris have been physically removed, a treatment is applied to the clean inside surfaces of the ducts to deodorize them and to treat the spots where odour-causing bacteria and mould spores tend to settle.

It is not a substitute for cleaning. A treatment sprayed over a dirty duct lands on the dust, not on the metal, and the dust is still there the next time the fan runs. EPA guidance says the same thing: any chemical treatment should come only after the system has been properly cleaned.

It is also not mould remediation, not an air purifier and not a medical treatment. Day to day, the air in your home depends far more on your filter, your humidity and your cleaning habits than on anything applied inside the ducts.

People search for this under different names: duct sanitization, duct disinfection, AC disinfection or duct deodorizing. In a forced-air home they all describe the same step, a treatment applied inside the cleaned ducts that your furnace and central air share.

How we sanitize: cleaning first, then the treatment

Every sanitizing job starts as a full air duct cleaning. In our Luxury package, our technicians use a truck-mounted negative-pressure vacuum and brushing to pull the buildup out of the supply and return runs and the J-channel, and the furnace blower compartment is cleaned in the same visit, so a dusty blower does not re-coat the clean ducts. Only then does the Benefect treatment go in.

Here is how a Luxury visit runs:

  • An inspection of the vents, the returns and the furnace area, so we know what we are dealing with before we start
  • A full mechanical cleaning of the supply and return ductwork and the J-channel with negative-pressure vacuum and brushing
  • A blower compartment clean, the furnace side of the job explained on our furnace cleaning page
  • Sanitizing of the cleaned supply and return ducts with Benefect, a natural product, as the last step of the job
  • Before-and-after photos, so you can see exactly what came out (photos come with every package)
  • If you want them on the same visit, add-ons priced separately: a full furnace cleaning, AC coil cleaning, air exchanger (HRV) or humidifier cleaning, and dryer vent cleaning from $280

Ask us on the phone about Benefect, the natural product we apply, and tell us if anyone in the house is sensitive to scents or chemical treatments. We would rather leave the treatment out than cause a problem, and we do not make claims about killing a set percentage of germs.

Musty, smoke and pet odours from the vents

Odour is the most common reason people ask us about sanitizing, and it is the case where the treatment earns its place. The type of smell usually tells us where to look.

  • Musty or damp: moisture somewhere in the system or the basement, often a leaking furnace humidifier, a blocked AC condensate drain or a damp basement the return draws air from. The smell comes back unless that moisture is found and fixed, and the drain and humidifier are jobs for your HVAC technician.
  • Smoke: a previous owner who smoked indoors, a fireplace that puffs smoke into the room, or wildfire smoke pulled in during summer. Smoke residue clings to the dust inside the runs, so the cleaning does most of the work and the sanitizing step handles what lingers.
  • Pets: hair and dander pack into floor registers and returns, and floor vents sometimes catch a pet accident. We clean those runs out first, then treat them.
  • Rodents or insects: the EPA lists infestation as one of the reasons to consider duct cleaning. Have the pests dealt with by pest control first, then we clean and sanitize the affected runs.

Some smells are not a duct problem, and sanitizing will not touch them. A burning-dust smell for the first few minutes of the heating season is usually dust burning off the furnace and fades on its own. A burning plastic or electrical smell is a job for your HVAC technician, and sewer smells point to plumbing.

A rotten-egg or sulphur smell is different. Leave the house, do not use light switches, phones or anything that can spark inside, and call the Enbridge Gas emergency line at 1-866-763-5427 or 911 from outside or a neighbour’s home.

Mold in air ducts: fix the moisture first

Mould in ductwork is a moisture problem first and a cleaning problem second. The U.S. EPA and CMHC make the same point: if the water or condensation that caused the growth is not fixed, the mould comes back, no matter what is applied inside the ducts.

In GTA homes the usual sources are a basement that floods or stays damp, a furnace humidifier that leaks, condensation around the AC coil through a humid Toronto summer, or a blocked condensate drain. Fixing those is work for a plumber, a waterproofing contractor or your HVAC technician, and it needs to happen before we arrive.

Not everything dark inside a duct is mould. Dust, rust and soot can look alike, and the EPA notes that only an expert, sometimes with lab testing, can confirm it. Our technicians photograph what they find and describe what they see, without pretending to diagnose it.

Once the moisture source is fixed, this is what we can and cannot do:

  • We clean hard sheet-metal supply and return ducts where there is mould-like growth or residue, then sanitize the cleaned system with Benefect, a natural product, as part of our Luxury package
  • We do not do mould remediation of building materials such as drywall, framing, subfloor, insulation, carpet or ceiling tiles. That is a job for a mould remediation specialist
  • Duct insulation or lined duct that got wet and grew mould cannot be cleaned properly and should be replaced, according to EPA guidance. We point it out and photograph it, and replacing ductwork is work for an HVAC contractor
  • Large areas of growth, or mould found during a renovation, call for a remediation company first. When they are finished, we can clean the ducts so leftover debris is not blown through the house

After a flood, leak or other water problem

Water problems are one of the few situations where CMHC guidance points to duct cleaning: after water damage that led to mould, once the water problem itself is fixed. In the GTA that usually means a basement flood after a heavy storm, a failed sump pump, a burst pipe or a leaking water heater beside the furnace.

The basement supply runs and the return near the floor take the worst of it. Silt, damp dust and that heavy basement smell settle into those runs and get pushed upstairs every time the fan comes on.

The order matters:

  • Stop the water and dry the space out, with a restoration company if the damage is large
  • Have wet drywall, insulation and flooring handled by the restoration or remediation contractor
  • Have your HVAC technician check the furnace and any equipment that sat in water before you run the system
  • Then book the duct cleaning with sanitizing, so the system starts again clean

Ductwork that actually sat under water, rusted through or got crushed may need replacing rather than cleaning. Our technicians will tell you, with photos, if that is what they see.

After renovations or moving into a new home

Renovation dust is a cleaning job. Drywall dust, sawdust and plaster are fine and heavy, they collect in the returns and the blower, and a mechanical clean is what removes them. Sanitizing is optional here, and in most cases we will not push it.

It does make sense when the renovation involved water damage or mould removal, when a remediation company recommends treating the ducts once its work is done, or when the space being renovated had a strong odour of its own before the work started.

Moving into a resale home is the other common case. You do not know whether the previous owners smoked or kept pets, or when the ducts were last done, and that history often shows up as a smell the first time the furnace or AC runs. For that house, the Luxury package, with its sanitizing step after the full supply and return cleaning, is usually the right fit.

A new build is different. CMHC notes that duct cleaning can make sense when moving into a newly built house, but the issue there is construction dust, so the cleaning is what matters and the treatment rarely adds much.

Allergies, asthma and realistic expectations

Many of the families who call us have allergies or asthma in the house, so we want to be careful here. Sanitizing is not a medical treatment and we do not claim it will relieve symptoms. The EPA notes that duct cleaning has not been shown to prevent health problems.

A proper cleaning removes the dust, pet hair, pollen and debris that have built up inside the ducts and the blower, so the system is not pushing that load around each time it runs. Sanitizing adds a deodorizing and surface treatment on top. Neither replaces the habits that matter every day:

  • A good furnace filter, checked monthly during the heating season as CMHC advises, and through the summer when the AC keeps the fan running
  • Humidity kept under control, so mould has no moisture to grow on
  • Regular vacuuming and dusting, because the dust in your rooms is what the returns pull into the system
  • Advice from your doctor or allergist about the home environment

Some people with asthma or chemical sensitivities would rather have no treatment at all. Tell us when you book and we will leave it out. If sanitizing was the main reason you were looking at Luxury, ask us whether the Comfort package at $399, which cleans the supply and return sides without the treatment, covers what your system needs.

When you do not need duct sanitizing

Most homes do not need it, and we would rather say so than sell it. Skip the treatment and book a regular cleaning, or nothing at all, when:

  • The ducts are simply dusty, with no smell, no water history and no visible growth
  • It is a routine cleaning in a dry, odour-free house
  • The home is a new build and the problem is construction dust
  • Someone has allergies but there is no odour, moisture or growth in the system, so cleaning and a better filter will do more
  • The smell comes from somewhere other than the ducts: the AC drain pan, plumbing, a damp crawl space, the garbage or the laundry room
  • The moisture problem behind a musty smell has not been fixed yet, so treating now only wastes your money

We wrote a longer, honest look at this question in our article on whether sanitizing air ducts is really necessary. For most homes a proper air duct cleaning is the job, and the Luxury package, which includes sanitizing, is there for the homes that need it.

How much air duct sanitizing costs

Sanitizing is not sold on its own, because it only goes in after a full cleaning. It is built into our Luxury package and is not offered separately. Here is how our posted packages compare:

  • Basic, $329, up to 10 vents: a full mechanical cleaning of the supply side (supply connection, supply lines and supply main) with before-and-after photos, without sanitizing
  • Comfort, $399, up to 10 vents: both the supply and return sides plus the J-channel, with before-and-after photos, without sanitizing
  • Luxury, $499, up to 15 vents: a furnace blower compartment clean and sanitizing of the ductwork with Benefect, a natural product, on top of the full supply and return cleaning, with before-and-after photos

Extra vents beyond the package count are $12 each. There is no trip fee inside our service area, and we confirm your total by phone before we book. See the full breakdown on our duct cleaning prices page.

Mould remediation of building materials is quoted separately by a remediation company, because it is not work we do. Condo suites with a fan coil and a few short runs are covered on our condo duct cleaning page.

Frequently Asked Questions About Air Duct Sanitizing and Mold Treatment

Most do not. Ducts that are simply dusty need a proper mechanical cleaning, not a chemical treatment. Sanitizing makes sense when there is a lingering musty, smoke or pet odour, after a water problem once it is fixed, after a rodent or insect problem, or when mould-like growth was found on hard duct surfaces. It is always applied after cleaning, never instead of it.

At Comfort Clean, sanitizing is included in a package rather than sold on its own. The Luxury package at $499 covers up to 15 vents: a full supply and return cleaning with the J-channel, a furnace blower compartment clean, sanitizing of the ductwork with Benefect, a natural product, and before-and-after photos. Sanitizing comes only with the Luxury package. Extra vents are $12 each, and there is no trip fee.

No, and we will not do it. A treatment applied over dust lands on the dust, not on the duct surface, and the debris is still there the next time the fan runs. EPA guidance is that any chemical treatment should only follow a proper cleaning. Every sanitizing job we do starts with a full negative-pressure vacuum and brushing clean of the supply and return ducts.

Not on its own. Mould in ducts comes from moisture, so the leak, condensation or flooding has to be fixed first or the growth returns. After that, we clean hard sheet-metal ducts mechanically and then apply the treatment. Wet or mouldy duct insulation needs replacing, and mould on drywall, framing or other building materials is a job for a mould remediation specialist, which we are not.

No. Comfort Clean cleans duct systems; we do not remove or treat mould in drywall, framing, subfloors, insulation or other building materials. For that you need a mould remediation company. What we can do is clean and sanitize the hard duct system once the moisture source is fixed and any remediation is finished, so leftover debris is not blown back through the house.

You cannot reach far into a duct system yourself, and spraying disinfectant or air freshener into a register only treats the first few inches while masking the smell. What you can do is remove and wash the register covers, vacuum as far into each opening as you can reach, change the furnace filter and fix any dampness. The inside of the ducts needs proper negative-pressure equipment.

We do not make that claim. Sanitizing is not a medical treatment, and the EPA notes that duct cleaning has not been shown to prevent health problems. A proper cleaning removes built-up dust, pet hair and debris from the ducts and blower, and a good filter changed on schedule does the daily work. Tell us if anyone is sensitive to treatments and we will leave it out.

It usually helps when the odour is in the duct system, as long as the ducts are cleaned first, because smoke residue and pet dander cling to the dust inside the runs. The cleaning removes the source and the sanitizing step deals with what lingers. When the odour is in carpets, walls or furniture, or comes from a pet accident under the floor, treating the ducts alone will not clear it.
