May Still Be Inside Your Home

Burlington’s houses cover most of the last century. Aldershot in the west end along Plains Road, and Roseland and Shoreacres off Lakeshore Road, have many homes from the middle of the century: bungalows, side-splits, back-splits and two-storey brick houses on mature lots. Palmer, Mountainside and Brant Hills filled in through the 1960s and 1970s, and Headon Forest and Millcroft followed in the 1980s and 1990s. The newest large subdivisions are the Orchard and Alton Village, on either side of Dundas Street in the east end, and condo buildings keep going up downtown and near the GO stations.
The older homes and the newer ones collect dirt differently. In a mid-century house the ductwork is usually original, and it has often outlived two or three furnaces, a finished basement and a kitchen renovation. Fine dust, pet hair and plaster or drywall debris settle in the return runs, and back-splits and side-splits add long runs between levels, where airflow to the far bedrooms is often weakest. In the newer subdivisions the ducts are younger but rarely cleaned since the house was built, so construction dust and debris from a later basement finish are often still inside, circulating through every heating season.
Our office is at 4949 Bathurst Street in North York, about 60 km away, and Burlington is the western end of our service area. Burlington jobs are scheduled visits on our regular Halton routes rather than same-day calls, there is no trip fee inside our service area, and we confirm the total by phone before you book. We check the furnace and duct layout first, then clean with a truck-mounted negative-pressure vacuum and brushing. Basic ($329) covers the supply side, Comfort ($399) adds the return side and J-channel, and Luxury ($499) adds the furnace blower compartment and sanitizing with Benefect, a natural product. Basic and Comfort include up to 10 vents and Luxury up to 15, extra vents are $12, and every package comes with before-and-after photos. See our duct cleaning prices. We are family run since 1980, a CNADCA member, rated 4.8 on Google from 300+ reviews.
In Burlington bungalows and side-splits the dryer usually sits on the lowest level and vents out through the wall close to grade, where lint, leaves and winter snow can keep the flap from closing. Back-splits, and newer homes with the laundry upstairs, have longer runs with more bends, and that is where lint packs in. Our dryer vent cleaning clears the full line from the dryer to the exterior hood with high-pressure air tools, typically in 45 to 90 minutes. Main floor or basement vents are $280, second floor $320 and attic $480, confirmed after a brief inspection, and the work is priced separately from the duct packages.
Many older Burlington homes have a newer furnace connected to the original ducts, and its blower compartment collects whatever the old returns bring back. The Luxury package includes the blower compartment clean, and a full furnace cleaning can be added to the same visit, priced by quote, as can humidifier cleaning. We clean only: no repairs or part replacement, no gas or refrigerant work, no safety certification. When we see something unsafe, we point it out and photograph it for a licensed HVAC technician.
With more than 45 years across the GTA, our trained technicians have cleaned everything from older homes to new builds and condos in and around Burlington. We know local ductwork and treat every home with care.
We don’t use weak portable vacuums. Our high-suction, truck-mounted compression systems pull debris out of your home and into our truck, ensuring a mess-free, deep clean.
Clogged ducts make your HVAC system work harder, and the dust they circulate can bother people with asthma or allergies. A thorough cleaning restores proper airflow.
No hidden fees and no bait and switch. You will know the exact rate for your home or business in Burlington before we start, with the price posted up front.
Our reputation in Burlington is built on word of mouth. We use drop cloths and protective gear to keep your space clean, and we back every job with before-and-after photos.
Unnecessary services are never pushed. If your system is in good condition, we’ll tell you.

We clean ducts across Burlington. In the west end that means Aldershot, along Plains Road and the streets near the Aldershot GO station. Along the lake we work Roseland, Shoreacres and the downtown streets off Lakeshore Road and Brant Street. Through the middle and north end we cover Palmer, Mountainside, Brant Hills, Tyandaga, Headon Forest and Millcroft, off Brant Street, Guelph Line, Walkers Line and Upper Middle Road, and in the east end the Orchard and Alton Village along Appleby Line and Dundas Street.
Detached bungalows, split-levels and two-storey houses make up most of the streets we clean, with semis and townhouse complexes through the middle and north end. A side-split with a finished basement may run past 10 vents, so we count them with you on the phone before booking. Condo suites downtown and near the Burlington GO station on Fairview Street are a different job: newer suites usually have a fan coil unit, a few short supply runs and a dryer duct. We bring compact equipment sized for a suite and plan the visit around your building’s elevator booking. Our condo duct cleaning page explains how those visits run.
For businesses we clean offices, retail units and small commercial spaces, including the business areas along Harvester Road, Fairview Street and the North and South Service Roads beside the QEW, and the plazas on Brant Street, Guelph Line and Appleby Line; see commercial duct cleaning. Commercial jobs start with a walk-through, and because we work 8am to 6pm seven days a week, the cleaning can be scheduled for a weekend. East of Burlington we also clean in Oakville and Mississauga, and to the north in Milton.
Our posted packages are $329, $399 and $499. Basic covers the supply side, Comfort adds the return side and J-channel, and Luxury adds the furnace blower compartment and sanitizing with a natural product. Basic and Comfort include up to 10 vents, Luxury up to 15, and extra vents are $12 each. Burlington is inside our service area, so there is no trip fee, and we confirm the total by phone before you book.
Industry guidance from NADCA suggests every three to five years. A newer Orchard or Alton Village home that was cleaned once after construction can usually wait toward the longer end, while an older Aldershot or Roseland house with pets, renovations or an unknown history is worth doing sooner. Between cleanings, CMHC recommends checking the furnace filter monthly in the heating season and cleaning or replacing it as needed.
Usually, especially the first time. Many mid-century homes in these neighbourhoods still run on their original ductwork, often connected to a much newer furnace, and the return runs hold years of dust plus debris from renovations and basement finishes. Back-splits and side-splits add long runs between levels. We look over the system first and tell you plainly if a cleaning is not needed yet.
Yes. We clean ducts for offices, retail units and small commercial spaces across Burlington, including the business areas along Harvester Road, Fairview Street and the QEW service roads. Commercial jobs start with a walk-through so we can see the system and the access before quoting, and because we work seven days a week, the cleaning can be scheduled for a weekend to keep your weekdays free.
Yes. Newer condo suites downtown and near the Burlington GO station usually run on a fan coil unit with a few short supply runs and a dryer duct, and we clean them with compact equipment sized for a suite. Tell us your building’s rules for the service elevator, parking and booking windows when you call, and we plan the visit around them, the same way we do in condo buildings across the GTA.
Dryer vent cleaning is $280 for a main floor or basement dryer, $320 for a second floor and $480 for an attic run, confirmed after a brief inspection. In Burlington bungalows and side-splits the vent usually exits low on an outside wall, where lint and snow can jam the flap, while upstairs laundry in newer homes means a longer run. Most jobs take 45 to 90 minutes and can be added to your duct visit.
