Ontario Wildfire Smoke
May Still Be Inside Your Home

Pickering’s housing reads like a timeline running north from the lake. Bay Ridges and West Shore, on either side of Frenchman’s Bay, are mostly bungalows, backsplits and semis from the 1950s to the 1970s, with a few converted cottages near the water. North of Highway 401, Liverpool, Amberlea, Highbush, Brock Ridge and Village East filled in from the 1970s through the 1990s with two-storey detached homes and townhouses. Duffin Heights and the new Seaton community in north Pickering are still being built, condo towers are rising near Pickering Town Centre and the GO station, and the hamlet of Claremont keeps its older rural homes.
Each part of town gets dirty in its own way. Close to Lake Ontario, summer humidity is part of life, and in damp basements we sometimes find return ducts that smell musty when the system starts; the moisture source has to be dealt with first, and we tell you plainly when that is the real issue. In the 1970s to 1990s homes the dirt is mostly age: decades of dust, pet hair and renovation debris packed into the return trunk and around the furnace. In Seaton and Duffin Heights it is construction dust, drawn into the returns while the house was finished and topped up by lots still being built nearby. Homes along Highway 401 and Kingston Road also pick up fine road dust.
Our technicians clean vent by vent with a truck-mounted negative-pressure vacuum and brushing, with before-and-after photos on every package: Basic covers the supply side, while Comfort and Luxury clean the full supply and return system. Our office is at 4949 Bathurst Street in North York, about 40 km west of Pickering by Highway 401 or Highway 407, and both Pickering and Ajax are inside our regular service area, so there is no trip fee and the total is confirmed by phone before we book. We are family run, a CNADCA member, and we post our duct cleaning prices so you can compare before you call.
Pickering dryer vent cleaning covers every layout we see in Durham Region: short basement runs in Bay Ridges bungalows, main floor laundry rooms in many of the homes north of the 401, and upstairs laundry in a lot of Duffin Heights and Seaton builds, where the line runs through floor joists to an outside wall. We clear the line to the exterior hood with high-pressure air tools, usually in 45 to 90 minutes, and check that the outside flap opens freely. Our dryer vent cleaning is $280 for a main floor or basement dryer, $320 for a second floor and $480 for an attic run, confirmed after a brief inspection. In humid summer weather a half-blocked vent is easy to spot, because one load starts taking two cycles.
Our furnace cleaning in Pickering and Ajax can be added to the duct visit, so a dusty blower does not refill clean ductwork. The Luxury package includes the furnace blower compartment clean and sanitizing of the ductwork with Benefect, a natural product. Adding a full furnace cleaning or a dryer vent cleaning, each priced separately, to the same visit is the simplest way to have the whole air system done at once. We clean only, with no part repairs, gas work or safety certification, and anything that looks unsafe is photographed for your licensed HVAC technician.
With more than 45 years across the GTA, our trained technicians have cleaned everything from older homes to new builds and condos in and around Pickering. We know local ductwork and treat every home with care.
We don’t use weak portable vacuums. Our high-suction, truck-mounted compression systems pull debris out of your home and into our truck, ensuring a mess-free, deep clean.
Clogged ducts make your HVAC system work harder, and the dust they circulate can bother people with asthma or allergies. A thorough cleaning restores proper airflow.
No hidden fees and no bait and switch. You will know the exact rate for your home or business in Pickering before we start, with the price posted up front.
Our reputation in Pickering is built on word of mouth. We use drop cloths and protective gear to keep your space clean, and we back every job with before-and-after photos.
Unnecessary services are never pushed. If your system is in good condition, we’ll tell you.

In Pickering we work from the lakeshore north: Bay Ridges, West Shore and the streets around Frenchman’s Bay, Rosebank and Rougemount on the Rouge National Urban Park side, then Dunbarton, Liverpool, Amberlea, Highbush, Brock Ridge and Village East between Whites Road, Liverpool Road and Brock Road. In the north end we cover Duffin Heights, Seaton and the hamlet of Claremont along Brock Road, Taunton Road and Highway 407. West across the Rouge River, our Markham page covers the next stretch of our service area.
This page also covers Ajax, so duct cleaning in Ajax is booked the same way at the same posted prices. We clean homes in south Ajax near the waterfront, the older streets of Pickering Village along Church Street and Kingston Road, the established neighbourhoods of central Ajax and the newer subdivisions in north Ajax off Salem Road, Westney Road and Taunton Road. Across both towns the housing runs from bungalows and semis to freehold townhouses, newer two-storey detached homes and condo suites near Pickering Town Centre, where a fan coil unit in a closet is the norm and our condo duct cleaning service is the right fit.
For businesses, we handle commercial air duct and vent cleaning for offices and retail units around Pickering Town Centre and along Kingston Road, light industrial units near Brock Road and the 401, and plazas along Harwood Avenue in Ajax. Commercial systems are quoted on size and layout, and since we are open 8am to 6pm seven days a week, a weekend visit can keep a shop running. See commercial duct cleaning for how we plan larger jobs.
Yes. This page covers both Pickering and Ajax, and duct cleaning in Ajax is booked the same way at the same posted prices, with no trip fee. We work across south Ajax near the waterfront, Pickering Village, central Ajax and the newer subdivisions in north Ajax off Salem Road and Westney Road, and we also handle dryer vent and furnace cleaning for Ajax homes.
Our office is at 4949 Bathurst Street in North York, about 40 km west of Pickering by Highway 401 or Highway 407, with Ajax a little further east. Both towns are inside our regular service area, so there is no trip fee. We confirm your appointment time and total price by phone before booking, and we are open 8am to 6pm seven days a week.
Yes, and new homes are often dustier inside the ducts than people expect. Drywall dust and sawdust get pulled into the returns while the house is being finished, and lots still under construction nearby add more. CMHC home maintenance guidance notes that duct cleaning can make sense when you move into a newly built house. Change the furnace filter a few weeks after you move in as well.
For a typical family we suggest once a year, and sooner if drying takes two cycles, the laundry room gets hot, or lint collects around the outside hood. U.S. Fire Administration data lists failure to clean as the leading factor in home dryer fires. Our Pickering dryer vent cleaning is $280 for a main floor or basement dryer, $320 for a second floor and $480 for an attic run.
It can contribute. Homes in Bay Ridges, West Shore and south Ajax see a lot of summer humidity, and a damp basement can leave the return ducts smelling musty. Cleaning removes the dust that holds odours, but the moisture source has to be fixed first. We clean ducts and do not do mold remediation of building materials, so if we see substantial growth we photograph it and tell you plainly.
Usually not. Unsolicited calls offering free or very cheap whole-home duct cleaning often turn into an upsell once the crew is inside, and a proper clean with truck-mounted negative-pressure equipment has a real cost. Our prices are posted instead: $329, $399 and $499 for a typical home with up to 10 vents (15 on the Luxury package), plus $12 per extra vent, confirmed by phone before booking.
