Comfort Clean is a North York company. Our office is at 4949 Bathurst Street, Unit 8, near Finch in the Westminster-Branson area, and we have been cleaning ducts across Toronto since 1980. This is the housing we know best: the post-war bungalows and side-splits of Bathurst Manor, Clanton Park and Lawrence Manor, the 1950s planned streets of Don Mills, the ranch bungalows of Bayview Village, the big houses of York Mills, Hoggs Hollow and the Bridle Path, and the new custom homes replacing bungalows all over Willowdale.
Those homes get dirty in different ways. In the older bungalows and side-splits, the ducts are often original and have been through a finished basement, new floors and a furnace swap or two, and the panned returns in the basement ceiling collect years of dust and pet hair. The new custom homes start out with drywall dust and sawdust in the ducts, and CMHC notes that cleaning can make sense when you move into a newly built house. On streets where houses are being rebuilt, construction dust from next door finds its way inside as well. The condos along Yonge between Sheppard and Finch, around Bayview Village and near Fairview Mall run on fan coils with short supply runs, where dust settles close to the rooms.
Because we are based here, same-week booking is normal for North York, and there is no trip fee. We look over the furnace and duct layout first, then connect our truck-mounted negative-pressure vacuum and brush every supply run, plus the returns on our Comfort and Luxury packages, while it pulls the loosened debris out of the house. Packages cover a typical home with up to 10 vents (15 on the Luxury package) at $329, $399 or $499, extra vents are $12 each, and we confirm the total by phone before you book; see duct cleaning prices for what each package includes. We are a family-run CNADCA member, rated 4.8 on Google from 300+ reviews, open 8am to 6pm, seven days a week.
North York dryer vents come in every shape. Bungalows usually have the laundry in the basement venting out through the wall just above grade, side-splits and back-splits often put it on a lower level with a longer run, and condo suites push lint down a long duct to a shared riser. We clean the full line with high-pressure air tools, from the dryer to the outside hood. Main floor or basement vents are $280, second floor $320 and attic $480, confirmed after a brief inspection, and most visits take 45 to 90 minutes. Full details are on our dryer vent cleaning page.
Furnace cleaning can be added to the same visit as your ducts, priced by quote, and with the heating season starting around November, the fall is the natural time to book it. The Comfort package ($399) adds the return side and J-channel cleaning, and the Luxury package ($499) adds the furnace blower compartment clean and sanitizing of the ductwork with Benefect, a natural product. We clean; we do not repair or replace furnace or AC parts, handle refrigerant or gas, or do safety certification. When we spot something unsafe, we point it out and photograph it for a licensed HVAC technician. See furnace cleaning for the details.
With more than 45 years across the GTA, our trained technicians have cleaned everything from older homes to new builds and condos in and around North York. We know local ductwork and treat every home with care.
We don’t use weak portable vacuums. Our high-suction, truck-mounted compression systems pull debris out of your home and into our truck, ensuring a mess-free, deep clean.
Clogged ducts make your HVAC system work harder, and the dust they circulate can bother people with asthma or allergies. A thorough cleaning restores proper airflow.
No hidden fees and no bait and switch. You will know the exact rate for your home or business in North York before we start, with the price posted up front.
Our reputation in North York is built on word of mouth. We use drop cloths and protective gear to keep your space clean, and we back every job with before-and-after photos.
Unnecessary services are never pushed. If your system is in good condition, we’ll tell you.

To the east we cover Bayview Village, Bayview Woods-Steeles, Hillcrest Village, Don Valley Village, Henry Farm, Parkwoods, Victoria Village, Don Mills, York Mills, Hoggs Hollow and the Bridle Path, off Bayview Avenue, Leslie Street, Don Mills Road, Victoria Park Avenue and York Mills Road. West and south we work Lawrence Manor, Englemount-Lawrence, Downsview, York University Heights, Humber Summit and Humbermede, along Dufferin, Keele, Jane, Wilson and Lawrence.
North York has a bit of everything: detached bungalows, side-splits and two-storeys, semis and townhouse complexes, large custom homes, and a long line of condo towers up Yonge Street and along Sheppard Avenue. A finished basement adds supply vents to a bungalow, so we count them with you by phone and price any extras at $12 each before booking. For suites around North York Centre, Yonge and Sheppard, Bayview Village and the towers near Bessarion and Leslie stations, we bring compact equipment and work around your building’s service elevator. Our condo duct cleaning page has the details.
For businesses we clean offices along Yonge in North York Centre, units in the Consumers Road business park near Victoria Park and Highway 404, light industrial space around Dufferin and Steeles, and shops and offices near our own corner at Bathurst and Finch; see commercial duct cleaning. Because we are close and work 8am to 6pm, seven days a week, a weekend visit before your office opens on Monday is easy to set up. Just north of Steeles we also cover Thornhill and Vaughan.
Yes. Our office is at 4949 Bathurst Street, Unit 8, near Bathurst and Finch in North York, and we are open 8am to 6pm, seven days a week. Being this close is why same-week booking is normal for North York homes and there is no trip fee. Call 905-738-1878 and we can usually find a time that week.
Often, yes. A new build leaves drywall dust, sawdust and packaging debris in the ducts, and the first heating season pulls all of it into the return air, where it keeps recirculating. CMHC notes that cleaning can make sense when you move into a newly built house. We suggest booking once the trades are finished, so the cleaning is not undone by more construction dust.
It helps with the part that lives in the ducts. Pet hair and dander collect in the returns and get blown back out every time the furnace or AC runs. Our Comfort package cleans both the supply and return sides to remove that buildup, and Luxury goes a step further by sanitizing the ductwork with Benefect, a natural product. It will not fix odours coming from carpets, furniture or the litter box, and we tell you that up front.
Our packages are $329, $399 and $499 for a typical home with up to 10 vents (15 on the Luxury package), plus $12 for each extra vent. A bungalow or condo suite often fits inside a package, while a large two-storey in York Mills or Willowdale may have more vents. There is no trip fee in North York, and we confirm the total by phone before you book.
Yes, as a separate visit or added to a duct cleaning appointment, priced separately from the packages. A main floor or basement dryer vent is $280, a second floor run $320 and an attic run $480, confirmed after a brief inspection. In condos we clean the duct from the machine back toward the shared riser. Most residential dryer vent jobs take 45 to 90 minutes.
No. We clean furnaces, ducts and dryer vents, and we do not repair or replace furnace or AC parts, handle refrigerant or gas, or certify safety. When we see something that looks unsafe, we point it out and photograph it so you can call a licensed HVAC technician. Anyone who smells gas should leave the house and call Enbridge Gas at 1-866-763-5427 or 911 from outside.
